  • House inspections with checklist and pictures to ensure your home is well cared for.
  • Work with service providers for deep house cleaning, carpet cleaning, window cleaning.
  • Re-key property locks with every turnover.
  • Complete a data based rental analysis and determine optimal rental amount to maximize long term return.

  • Advertise and locate a qualified resident through various media sources including local newspapers and the internet.

Leasing Process:

  • Field calls and schedule property showings for potential residents.

  • Complete intensive and proprietary screening process and select responsible and long term residents to take care of you home.

  • Prepare lease terms and clearly communicate terms and expectations to resident with lease review prior to move in.

During Lease Period:

  • Complete monthly exterior inspections to ensure the property is being well maintained.

  • Complete detailed periodic property inspections during tenancy to identify repair needs, safety hazards or lease violations.

  • Address resident questions and concerns in a timely manner.

  • Provide a well-developed network of licensed and insured servicemen able to handle any problem that arises.

  • Oversee all repairs and maintenance work on properties under our stewardship.

  • Serve all notices as required to enforce lease terms.

  • Timely rent collection and fund distribution.

  • Provide monthly owner statements and yearly reports to keep you current on your property.

  • Track all accounting transactions pertaining to your property.

  • Simplify your monthly bills by making payments of your mortgage, HOA, gardener, trash and other fees upon request.
